What goes into a Remodel? 

So, you’ve decided you want to do a renovation on a room in your home or the house overall? Here at Rendon Remodeling & Design, we know how overwhelming it can be to start the process. If you’ve never had a remodel done before, all the details that go into the project can be quite daunting. 

We’ve put together some steps that we use in our planning process that will help keep you on budget and, just as importantly, on schedule.  

  1. Develop Your Detailed Remodel Plan
  • It may seem unnecessary; since it’s your home, why should you need a detailed plan? You’ll just figure it out as you go, right? Well, that’s not always the best option.Developing a detailed plan will help you clearly determine your goals for the remodel and help you organize your inspiration, ideas, and the work that needs to be completed. So, what should your plan include? Here is what we recommend:

  • Blueprints, sketches, and mood boards of your design goals…you don’t need to be an artist; it’ll just help you visualize. 
  • Your needs and wants of your completed project.
  • 2Each step broken down, take the time to figure out what you’ll need a contractor for and what you can DIY. 

Pro tip: Look into local zoning regulations and permits, this is particularly important if your project is affecting the exterior areas of your home.

When to start: 6 to 12 months before your ideal project start date.

2. Set Your Budget.Here’s the reality: something will not go as planned, costs will change, or you may decide you want to add something on. Setting your budget can help you adjust the plan you already developed as these things happen. Not only will it help prepare for the unexpected, but it will also allow you to remove low priority items if they don’t fit within your projected budget.Build your budget by:

  • Determining how much you want to spend, then add a minimum of 10% onto this to include those unexpected occurrences we discussed. 
  • Starting to request estimates from contractors on the projects you’ll need them for. 
  • Pricing out materials. 

When to start: 3 to 6 months before your ideal project start date.

3. Hire your contractors
Hiring a dependable team for contracted projects is one of your most important steps, and it’ll make you feel like you’re finally moving forward on your project. Since you’ve developed your budget, cost estimates will of course be part of your deciding factor, but consider the following as well when hiring a contractor:

  • How many years of experience does the company have? 
  • Do they have a contracting license? 
  • Can they provide you with a certificate of insurance? 
  • Can they provide you with a list of references you can contact? 
  • Do they offer a payment schedule?

Don’t be afraid to ask your contractor about every step of the project and their opinion on your budget, schedule, other contractors, and material choices.

When to start: 2 to 3 months before your ideal project start date. 

  1. Build your timeline

Chances are now that you’ve laid everything out and hired your contractors, your timeline has shifted somewhere. We believe the easiest way is to lay out your timeline is to determine your desired project completion date. This will allow you to work backward to fit everything in.

Your contractors will be able to help you estimate how long each individual item will take, as well as the order they need to be completed in. Make sure to also include cleaning time, delivery times, and any holidays that may account for days off.

Pro tip: Include a few days of wiggle room for each step.

When to start: 2 to 3 months before your ideal project start date. 

  1. Pack up and prep!

You’re almost there! Now it’s just time to make sure you (and your home) are ready for the renovation. 

  • Kitchen renovation happening? Think about a temporary cooking space and how you’ll do dishes. 
  • Bedrooms getting remodeled? Determine where you’ll be sleeping and where your furniture will be stored. 
  • Full house remodel? Maybe consider staying with friends or family. 

When to start: Unnecessary items can be packed 2 to 3 months prior, then pack up and move the rest 1 to 2 weeks prior to starting.
